Townhome Living in San Pedro
San Pedro is one of the most active attached-housing markets on the LA coast, and one of the best values. About 350 condos and townhomes have sold here in the last two years, with a typical sale in the $530K to $770K range. That is a fraction of beach-city pricing for many of the same things buyers want: water views, a real downtown, and the ocean at the end of the street.
The market splits by zip code. 90731 covers central and north San Pedro, closer to downtown and the harbor, with smaller buildings and lower dues. 90732 climbs into the southwestern hills toward the Palos Verdes border, where larger planned communities with pools, clubhouses, and gated entries carry higher dues and, often, harbor, ocean, and city-light views.
Most of the attached inventory was built in the 1970s and 1980s, which means many San Pedro associations are working through the expensive middle age of their buildings: roofs, plumbing, balconies, and pools all come due at once. A handful of newer communities from the 2020s add modern townhome product. Either way, the health of the reserve fund matters as much as the unit itself.
San Pedro is also home to some of the largest associations in the area, communities of 200-plus units where good management shows up directly in owners' dues, response times, and resale values.
