Already Have a Management Company?

Unhappy With Your HOA's Manager?
Switching Is Easier Than You Think.

Most boards stay with a management company that is not performing because switching feels risky. It does not have to be. We review what you have, tell you straight whether switching fixes it, and for associations that fit, our management team takes over with a planned handoff.

Between our HOA and property management portfolios we manage more than 350 units, from associations of 200-plus units down to communities of 11.

Signs It Is Time

Sound Familiar?

One of these is a bad month. Three or more is a pattern, and patterns usually show up in the reserve account eventually.

Nobody calls back

Owners email the manager, then email the board, then email the board again. When directors become the help desk, the manager is not doing the job you pay for.

Financials arrive late or not at all

You should see a monthly statement and a reconciled bank balance without asking twice. If the board cannot say what is in the reserve account today, that is a problem.

Deadlines slip past you

The Annual Budget Report, the reserve study update, the SB 326 balcony inspection, election rules. A good manager keeps a compliance calendar and reminds the board before the date, not after.

Vendors nobody vetted

The same contractors every time, no competing bids, invoices approved without the board seeing them. Your manager works for the association, not the vendor list.

A different manager every few months

Turnover at the management company means your association's history walks out the door each time. You end up training their new hire.

Your fees went up, service did not

Contract renewals with a higher fee and a longer list of extra charges, while response times stay the same. Worth a second opinion before you sign again.

How It Works

Four Steps, No Gap in Service

01

Read your contract

Find the term, the termination clause and the notice period. Many management agreements allow termination on 30 to 90 days written notice. Send it to us and we will read it with you.

02

Free review call with Tony

We look at the contract, your recent financials and what is going wrong, and tell you honestly whether switching fixes it and whether your association fits our team.

03

Board vote and notice

The board votes to terminate and approve the new agreement in a properly noticed open meeting, then gives written notice under the contract's terms.

04

Planned handoff

We coordinate directly with your outgoing company: bank signers, operating and reserve accounts, owner ledgers and records, vendor contracts, insurance and the compliance calendar. Nothing drops.

Questions Boards Ask

Before You Switch

Do you take every association?

No. We take on a limited number so we can actually deliver. Associations in active litigation or with a messy legal history may be better served by counsel first. If yours is not a fit, we will tell you who is.

What happens to our money during the switch?

Operating and reserve funds move to accounts in the association's name, with board members as signers. We reconcile the balances handed over against your last statements before anything else happens.

What does it cost?

It depends on the size of the association and the work involved, and we price each one appropriately rather than forcing you into a package. Full coverage includes an online platform for owners and the board, and we join your board meetings on Zoom and can run and facilitate those meetings for you. You get a clear written proposal before the board votes on anything.

Can we get a second opinion without switching?

Yes, and there is no charge for it. Tony will sit down with your board members, online or in person, to go over your current contract and what is not working, and to see whether we are a fit. Book a time below and bring whoever on the board wants to be there.
